When you decide the dates you will be visiting, it is important to let me know the dates you would like me to set aside to arrange a tour of homes for your inspection and also to view new construction. As much advance notice as possible would be greatly appreciated so we can have you explore all of the options available to you. It would also be helpful to know where you will be staying.

It is important to note that real estate is handled much differently than in the UK. As a licensed Realtor and member of the Orlando Regional Realtors Association and the National Association of Realtors I am also a member of the Multiple Listing Service. This permits me to show and sell all listings -- not just my own listings -- and also new construction -- and I am paid a commission by the seller, not the buyer. However, working with a buyer I represent the buyer's interests, not the seller's interests. The listing Realtor represents the seller's interests. Also, I am an Accredited Buyer's Representative, which is an added plus in the your favor as I have been further trained and passed rigorous requirements to attain that accreditation. This means that your interests are totally protected.

It is my job to make sure that you are buying in a good area that maximizes your return on your investment and to help you determine the correct pricing for a property which will help you to make an offer which is consistent with the Orlando market. Contrary to the UK, very often the asking price in the US is a little higher than what is the final agreed upon price. My job is to negotiate price and terms on your behalf.

Builders and their representatives at new construction sites love to see prospective buyers that don’t have a Realtor. It is your job to insist that you are represented by a Realtor and to give them my contact information. If you don’t the builders will not allow you to be represented afterwards and this is what they want. You, however, do not want to forfeit your right to representation, so please be forewarned.
